Booking and Payment:
Reservations made through third parties must be amended through third parties such as booking.com airbnb etc. Full payment must be made prior to check-in day for check-in date.
Cancellation Policy:
15 days before your check-in date: free cancellation
14 days or less to your arrival date: full cost of stay will be charged
Check-In and Check-Out:
Check-in is from 4pm, unless otherwise arranged. Checking in earlier than 4pm without prior arrangement, may result in additional charges.
Check-out is by 10am unless otherwise arranged. Unauthorised late checkout will be charged at £25 per hour
Occupancy and Guest Policies:
Observe the maximum occupancy and number of guests for the apartment booked. Exceeding this policy may result in the cancellation of your booking.
No overnight guests are permitted, unless they are added onto the booking reservation.
Security Deposit:
A fully refundable deposit is required of £250. We reserve the right to charge a higher deposit up £1000 at our discretion.
A full refund of the security deposit will be issued as long as there is no damage or missing items from the property within 48 hours of departure.
A £50 administration fee will be added on the purchase of all replacement items and arrangement of any maintenance to bring the property back to an acceptable standard for future guests.
Services and Amenities:
We reserve the right to update and change amenities.
Photographs are accurate but items of furniture and other modifications may be made to improve the property.
Wi-Fi is provided by a third party and we endeavour to to ensure that it’s working but there may be situations out of our control, where it doesn’t work.
The cost of cleaning is included in your booking costs. Excess cleaning upon departure will be charged at £20 per hour. Excess cleaning is deemed as any cleaning that is beyond reasonable to include but not limited to cleaning bodily fluids, stain removal.
Property Rules and Conditions:
All properties are strictly no smoking, including in the corridors. Smoking in the property will result in forfeiture of your deposit.
Observe quiet hours between 11pm and 8am. Noise complaints from other guests will result in immediate expulsion from the property after an initial warning.
Pets are not permitted
We reserve the right to cancel bookings with immediate effect if booking terms and conditions are not adhered to and no refund will be offered in this instance.
Liability and Insurance:
Guests are required to have their own travel insurance and to ensure all personal items are insured with adequate insurance.
Nap Management Ltd has the appropriate insurance to host serviced accommodation in England
Maintenance and Issues:
Maintenance can be reported by email to bookings@nap.co.uk or phoning 0117 256 5003.
Call out for loss of keys is £100.
Call out for access where guest is at fault will be charged at £60 during working hours (8am - 6pm)
Out of hours call outs are charged at £120 where the guest is deemed at fault.
Force Majeure:
This clause covers unforeseen events, such as natural disasters or political unrest, and how they might impact the booking and any potential refunds.
Privacy and Data Protection:
Your data is used in connection with your booking and will not be passed onto third parties unless absolutely necessary and deemed essential e.g to prevent harm or crimes being committed.
